Tackling a vacant property when someone dies

When someone dies, leaving behind a vacant property, you need to understand what’s in the property, what it’s worth, and what you can do with it. Some things will be distributed according to the person’s Will, and other things might need to be sold or donated.

This can be an overwhelming task, and take up a lot of energy, physically and emotionally. If you don’t live locally, things become even harder.

A specialist house clearance company can make things easier.

What is house clearance and how does it work?

The term ‘house clearance’ can be misleading. Physically taking things out of a property to sell or recycle is only the final step.

A trusted house clearance company can help with lots of other tasks, including:

  • Inventory: cataloguing all the person’s belongings, identifying what items are valuable, and suggesting the best way to get rid of them - whether that’s selling them, donating them, or taking them to a recycling centre.
  • Maintenance: acting as a keyholder and keeping the property secure. This can include anything where you need a local person ‘on the ground’, like arranging for locks to be changed, turning off heating, or letting in tradespeople.
  • Preparing a property sale: arranging an estate agent visit, as well as any cleaning, gardening and repairs to get the property ready to sell.

Knowing what house clearance companies to trust

A lot of people are nervous about giving a stranger full access to take things from a property. House clearance is not a regulated industry, so there are people who can take advantage.

My Probate Partner is committed to reducing all elements of stress and cost around dealing with a death in Scotland.  That’s why we’ve built a trusted relationship with Euan Martyn, who owns the Scottish franchise at JustClear (a 5-star rated company), so we can confidently recommend someone to help you with this overwhelming task. You can even get a 5% discount if you use our referral form.

Case study

At a property in Edinburgh, the executors had tried to clear things themselves, but had become overwhelmed as time went on. They’d moved smaller items into storage in the garage, but couldn’t move the furniture.

The same garage as in the first picture, now clean and empty apart from a ladder and a few tins of paint.

In less than a day, Euan and his team emptied out everything, donating furniture to grateful charities, and unearthing precious family memories: they found a small tin full of First World War medals that the family was delighted to have.

a selection of 8 medals from World War 1 , laid out on a table

What does house clearance in Scotland cost?

It’s hard to say exactly what a house clearance will cost you, because it depends on the size of the property, and what’s inside.

Euan charges a day rate for his team clearing items out of a property and taking them to an auction house, charity, or recycling centre. The day rate is based on the amount of work involved, not the value of the items themselves.

Other jobs, like arranging an estate agent or gardener, are charged on a partial day rate.

There are sometimes extra costs they need to pass on, too. For example, if you have mattresses or sofas without fire labels, you need to pay a government disposal fee, as they can’t be donated.

Example quote from our vetted house clearance partner

A clearance for a 3 bedroom house that is cluttered, but not crammed, normally costs around £2,000 and takes Euan and his team around 1 to 2 days.

If someone gives you a quote that seems too good to be true, it probably is. Many companies advertise low rates online to draw you in, and end up costing you much more.

Euan can give you a free detailed quote for your situation, and then you can decide whether to go ahead. This quote would tell you how much a clearance would cost you, as well as how much you might make back selling furniture and other items.

Where to start: cataloguing and valuing items

If you’re thinking of using a house clearance company, the first step is for them to visit the property and carefully record everything inside. Most people do this after taking out anything specific that people want, or which is gifted in the Will. But you can also do it before visiting the property at all.

Everything is recorded

As soon as JustClear go into the property to assess what needs to be done, they take photos in every room so you can be reassured that nothing goes missing.

Then everything gets itemised so you understand exactly what’s there. Nothing gets removed from the property without your say so.

They will then give you a breakdown of how much it would cost to empty out the house, including any work you want to be done, like cleaning, or supervising repairs.

The quote also includes the value of anything you can sell. JustClear are RICS accredited valuers, so you can be confident these valuations are accurate.

From this point, you can decide if you want to go ahead with the clearance work.
